7 Signs You Need a New Roof

Your roof doesn't fail all at once. It gives you warnings — sometimes subtle ones. Here are seven signs that your roof might be nearing the end of its life.

1. Your Roof Is Over 20 Years Old

Most asphalt shingle roofs last 20–30 years. If yours is approaching that range and you're starting to see other issues on this list, it's probably time to start planning for a roof replacement.

2. Shingles Are Curling or Buckling

When shingles start curling at the edges or buckling in the middle, they've lost their ability to protect your home. This usually means the shingles have reached the end of their lifespan.

3. You're Finding Granules in Your Gutters

Those dark, sand-like granules in your gutters are coming off your shingles. A few granules are normal on a new roof, but heavy granule loss on an older roof means the shingles are breaking down.

4. Missing Shingles

A missing shingle here and there can be repaired. But if shingles keep blowing off, the adhesive seal has failed and your roof is vulnerable to water damage.

5. Daylight Through the Attic

Go into your attic on a sunny day. If you can see light coming through the roof boards, water can get in too. This needs immediate attention.

6. Sagging Roof Deck

A sagging roof is a serious structural issue. It usually means the decking underneath has been weakened by moisture. Don't wait on this one — call a professional right away.
